I pull it myself. Actual sold comps on your street, adjusted for what your house actually is and what shape it's in. Not an automated estimate built off square footage and a guess.

Four options (including doing nothing)

Most people only ever hear about one, usually from whoever knocked first.

List it as-is

No repairs, but the open market bids instead of one buyer. Usually nets more than a direct sale. Takes longer and you'll have showings.

Fix a few things first, then list

Sometimes twelve thousand of work comes back as forty. Sometimes it comes back as eleven and four months of your life. Depends entirely on the house. I'll walk it and tell you which one it is.

Sell as-is to a cash buyer

Fastest close, lowest net. You skip repairs, cleanout, showings, and most contingencies. I'll bring you real offers and tell you what each one nets after costs.

Keep it

Sometimes the math says rent it, wait, or do nothing for six months. If that's your answer I'll say so, and I don't get paid. That happens more than you'd think.
